1. How long is the park open each year?

11 months (48 weeks) new development.

2. When is the park closed?

From 7th January to 6th February.

3. Can I visit my Holiday Home when the park is closed?

Yes – but you cannot stay overnight.

4. How much is the Park Fee?

2007 park fee on the existing park is £1320 per annum.
2007 park fee on the newly developed park will be around £1750 per annum.
This will include parking bays and garden plots.

5. When do I pay the Park Fee?

Before the 1st February each year.

6. Is the Park Fee included in the purchase price?

Yes – for the remainder of the current season.

7. How much are the local rates, levied by the council?

We expect each Holiday Home owner will pay approximately £120.00 in July each year.

8. What other costs apply?

Insurance – according to reinstatment value.
Bottled Gas – from reception and delivered daily.
Electricity – metered to each holiday home, individually.
TV Licence – you DO NOT need a TV licence, if you have one at your residential address.

9. Is there adequate security, especially when the Park is closed?

Yes – we have a Park Warden and Park Patrol and each Holiday Home is fitted with a Ramtech alarm system.

10. What warranty is there on the Holiday Home?

There is 12 months warranty on all new Holiday Homes from hand over date and 3 months warranty on all pre-owned Holiday Homes.

11. Can I rent out my Holiday Home?

No – our park is exclusive to our Holiday Home owners and their immediate family.

12. Do I need a permanent address for post etc?

Yes – but your post may be directed to the park.

Yes – but they must be kept on a lead and registered at the Longmeadows office.

14. How many years can I keep my Holiday Home on the Park?

15 years from date of manufacture and thereafter year on year at the Park Directors discretion.
